Hawthorn House and Ashcroft are substantial, detached houses built in a Chichester Harbour style. They stand on large plots in the heart of Old Bosham – one of the country’s most sought-after harbourside villages.
The site
The story starts with a near-derelict 1960s single-level villa. When it came to market in 2017, interest exploded. However, after two years numerous sales had fallen through because of legal issues and planning complications. The owner lost heart and took the property off the market. We felt, though, that our expertise and skills meant we could offer him a solution.
Our solution
It seemed likely to us that we could resolve the challenges posed by the site, and after 24 months of work this was achieved. The owner was able to benefit from selling the property for development, and Junnell acquired the site off market.
Design
The exterior envelope of each building was carefully considered against Chichester Harbour AONB’s design guidance. The architecture utilises high-end materials such as hand-made bricks, black barn boarding, oak-framed porches and clay tiles. It features orangeries, large chimneys and surrounding brick plinths.
Inside, the houses are thoroughly modern. They offer spacious open-plan living, with rooms that flow together and into the outside spaces. Vaulted staircases, high ceilings on the upper floor and large sliding doors give the interiors a bright, airy aspect.

“We’ve loved our first summer in our new home… The hours of design and thought that Junnell put in shows in a home that is a calm haven of quiet, but also a lovely entertaining space, with reception rooms that flow seamlessly into each other and into the garden.”
