Kite + Kestrel, West Wittering

Kite and Kestrel are two contemporary coastal dwellings in a band of open countryside just behind the beachfront houses of East Strand. They enjoy among the most far-reaching and uninterrupted views of any property in West Wittering.

The site

The story of these homes started with two dilapidated farmworkers’ houses, which were badly out of sympathy with the rural landscape. In such an exposed and sensitive countryside position, most people would think it’s impossible to obtain permission for any new homes. We felt otherwise.


Our solution

Our strategy was based on exploring the right to replace existing dwellings with new ones. The challenge then was to get from modest semis to landmark detached homes. After eighteen months of intensive engagement with planning officers, the parish council and multiple applications, final planning permission was achieved.


Design

Winchester architect Adam Knibb’s designs take their outline from a typical agricultural building. The houses are arranged perpendicular to each other, both to break up the built form and so that neither interrupts the other’s views. Kite and Kestrel have open-plan kitchen, dining and living areas at first-floor level, and this floor is characterised by large areas of glazing and uninterrupted 270º views. Terraces and external staircases connect to the outside.

Today, these two houses blend seamlessly into the surrounding countryside. They stand as a testament to Adam ’s design.
